Munich's Werksviertel district will soon be one attraction richer. The OPTINEO, a commercial and office complex designed by Spanish architects Nieto Sobejano Arquitectos, is being built at Friedenheimer Strasse 10. The eye-catcher is the 65-meter tower integrated into the five-story commercial building. The joint project of the Munich-based real estate firm Wöhr und Bauer and the owner family Maltz impresses with a fluid design language and an innovative façade concept that plays with light reflection.
To the northeast of the development lie the two subway tubes of the U5 line. Investigations revealed the necessity to elastically support the eastern part of the building near the tunnel in order to protect the new building from vibrations and shocks on the one hand and to achieve the immission guide value of the secondary noise level of 45 dB on the other hand.
The solution
As a measure for vibration and structure-borne noise protection, vibration protection mats were installed under the floor slab of the basement. The elastic bedding is installed about 38 meters into the building. Sylomats are installed between the bored piles on which the tower is planned for settlement compensation. On the bored piles themselves, a classic point-like bearing will be used. An additional measure is a circumferential elastic separation on the walls against the ground or a MIP wall with Sylomer®. At the level of the shoring soldiers, the pressure in the area of the end faces can be about seven times higher for a short time, which is why Sylodyn® mats are used here. This is the only way to ensure the effectiveness of the elastic decoupling.
